Request bathroom quotations for your London property
Use one online enquiry to describe the work, whether that is a new suite in the same places or a room rebuilt around a different layout. Suitable independent fitters covering your postcode may contact you to discuss the details and quote. Requesting quotations is free, there is no obligation to book and you may receive up to four, depending on availability.
A few details make the enquiry more useful
- Location: postcode, house or flat, floor level, lift access and what is below the bathroom.
- Layout: floor dimensions, ceiling height, door swing, window and current bath, basin and WC positions.
- Scope: items to keep or replace, walls to alter and whether fittings will move.
- Water and drainage: boiler or cylinder type, pressure problems and soil stack position if known.
- Condition: leaks, loose tiles, soft flooring or ceiling stains below, with photographs where possible.
- Access: parking, deliveries, working hours, waste collection and any freeholder consent.
- Products and timing: budget, preferred start date and who will supply the suite and tiles.
Photos from the doorway and each corner help. There is no need to lift flooring or disturb old materials for the form. Fitters can inspect accessible services at the survey and explain what remains uncertain.
Indicative bathroom costs in London
The six project ranges below use this site's service guide figures. They are budgeting estimates for the stated scope, not fixed offers or measured market averages. Product choice and conditions can take a quotation outside them. Confirm supplies, labour, VAT where applicable and exclusions in writing. Small-job rows are separate allowances: do not add them again if already included in a full project.
| Service or individual job | Guide price | Scope to confirm |
|---|---|---|
| Complete Bathroom Renovation | £8,000–£16,000 | Strip-out, renewed room services and substrates, waterproofing, standard to mid-range suite and finishes. |
| Full Bathroom Replacement | £5,500–£10,500 | Removal and new suite in the same positions, with tiling and sound connection routes retained. |
| Bathroom Remodelling | £10,000–£22,000 | Changes to partitions or room size, services and refitting. Check structural design, steelwork and approval fees separately. |
| Luxury Bathroom Renovation | £16,000–£40,000 | High-specification products, specialist finishes and fitting; bespoke designs can cost more. |
| Bathroom Layout Redesign | £7,000–£15,000 | Repositioned fittings within the existing walls, rerouted services, suite and finishes. |
| Bathroom Refurbishment and Modernisation | £2,500–£6,500 | A package of upgrades retaining a sound room. Individual repairs can cost much less. |
| Replace an existing bathroom extractor fan | £175–£300 | Standard fan and fitting using sound ducting and wiring; repairs or difficult access add cost. |
| Install a new bathroom extractor fan | £250–£500 | Standard unit, short accessible duct and straightforward electrical connection; core drilling or scaffolding can add cost. |
| Regrout a shower area and renew edge sealant | £200–£400 | New grout and silicone on firmly fixed tiles; substrate or leak repairs excluded. |
The individual-job allowances were checked against the Checkatrade extractor fan cost guide and regrouting cost guide, allowing for London access and job variation. They are comparisons for budgeting, rather than promises about any contractor's price.
What moves a quotation up or down?
More tiling, stone slab, recessed niches and concealed showers take more preparation than a basic suite swap. Moving a WC can mean opening the floor, altering the stack connection and making good below. Weak boards, damaged joists or unsuitable plaster may need repairs before waterproofing.
Carrying a bath to a third-floor Islington flat without a lift takes different arrangements from unloading onto a driveway in Sidcup. Ask about parking charges, communal routes and disposal. For a skip on a public road, check borough arrangements and who obtains the skip permit.
Survey, permissions and the final quote
At the survey, agree the layout, product responsibilities and wall and floor preparation. Check leasehold consent where relevant. Structural work, new drainage and some electrical changes may require approval or notification: the building regulations guide explains where to start. In a tall residential building, check the appropriate route with building management before agreeing alterations.
Compare quotations against the same specification. Ask for a programme, payment stages, disposal, making good, certificates and a method for agreeing unforeseen work. A price based on photographs should only be treated as a fixed quotation if the business confirms its scope and terms.
London Bathroom Fitters introduces customers to independent firms and does not carry out the work. When a bathroom company joins, we ask it to supply references and relevant insurance information. You choose the contractor and agree the work directly. Four fitters may not be available for your particular enquiry.
